RICS Level 2 Home Survey (HomeBuyers)
The RICS Level 2 Survey is an informative, reliable and cost effective report that provides clear and concise advice regarding any serious problems or specific risks that a property may have.
- The survey is written in plain English.
- Detailed external and internal visual inspection of the property and services (e.g. gas, boiler, electrics)
- List of issues that need to be investigated that may affect the value of the property.
- Advice on repairs with a simple traffic light system to classify the level of repairs.
- Legal issues that need to be addressed including information on location, loan environment and the energy efficiency.

RICS Level 3 Home Survey (Building Survey)
A RICS Level 3 Survey is usually better suited to older properties (i.e. 80 years plus) or properties that are large or require major renovations, listed buildings or those in a conservation area.
- The survey is written in plain English.
- Verbal discussion with the surveyor before and after to discuss any issues.
- A more detailed external and internal visual inspection of the property and services (e.g. gas, boiler, electrics) compared to a HomeBuyer Survey.
- List of issues that need to be investigated that may affect the value of the property.
- Advice on, and the level of repairs.
- Legal issues that need to be addressed including information on location, loan environment and the energy efficiency.
- Advice regarding the energy efficiency of the building (Section K).

New Build Snagging Survey
Looking for a home in mint condition? You might think buying a new build is the answer. But new does not necessarily mean flawless.
- It is your house builder’s responsibility to check and fix any cosmetic defects before you complete on the sale. But, it is unlikely they are going to pick up on everything before you move in. Newly-built properties are known for minor defects or “snags” caused by poor workmanship or equipment.
- During your inspection we carry out checks on all elements of your new home. Including plumbing and heating system, electrical sockets and lighting, extraction and air flow rates, and moisture and damp testing
